Located at the northeast corner of E. Burnside Avenue and Grand Concourse, this development offers affordable and supportive housing as well as community space and nonprofit offices. The 86,000 square foot, 96-unit building has 63 studio, 26 one-bedroom and 7 two-bedroom apartments serving low- to moderate-income households and adults with chronic illness. On-site services are provided for the supportive housing residents in offices adjacent to the residential lobby.
Inclusivity and socialization were important priorities throughout the design process, so quality shared amenity spaces were essential. An on-site laundry opens onto a landscaped outdoor terrace in the rear yard and a 13th floor community room flanked by two landscaped roof decks comprises the entirety of the top floor. The indoor/outdoor common areas offer 360-degree views of the surrounding neighborhood as well as vistas of the New York skyline.
Natural light is also a critical component. Single loaded corridors on floors 4 through 12 have windows on the north side to provide views out over the north Bronx, while more windows at the west end of all residential hallways ensure daylight in public circulation spaces. Large windows in apartments flood the living spaces with even more daylight and help to improve and maintain mental health and wellness. Glazing in the stairwell – an Active Design feature – is meant to encourage daily use.
Beyond residential, the development includes a new headquarters for the nonprofit developer and social service provider. The 10,000 square foot office and community facility is spread across the first three floors of the east side of the building and includes a large meeting/entertainment space which opens out onto a landscaped rear yard. In addition to serving as their base of operations, the nonprofit intends to use the community space to offer amenities for area residents and organizations.
2050 Grand Concourse has achieved LEED Platinum certification and is also a first-round winner of the New York State Energy Research and Development Authority’s (NYSERDA) Buildings of Excellence competition – a public incentive program to spur the design, construction, and operation of a low-carbon (or net-zero) emitting multifamily buildings.
